I assume for the waiver to have any effect participants are given a briefing before going into the rooms. In these circumstances the wording of a waiver will effectively say you fully understand the activity is dangerous and that you wish to participate in the activities knowing they are dangerous.
Furthermore, that you accept and assume all the risks of damage and injury including death to yourself and your property. In exchange for being permitted to participate you then agree not to make or bring any claim of any kind against the organisers, owners etc.
There is more to a legal waiver but that is basically it. However, I have seen legal waivers challenged in Court where injured participants have proven that they did not know how dangerous the activity was because the explanation they were given by the organisers was completely inadequate.
